Having worked with Penhurst Properties on several occasions we were happy to take on this project.
The property, a 3 bedroom flat above a retail unit was purchased by Penhurst who wanted to build two self-contained flats above the shop to maximise the rental yield. The original flat was in really bad condition at purchase and everything had to be ripped out.
Battersea Builders worked alongside city based architects Cooley Architects and Building Surveyor David Hynard to execute the building works.
Penhurst had a vision to create two modern apartments; a three bed and a two bed, by way of a roof extension through adding an additional floor. The project however was not as straightforward as we thought it would be and threw many surprises at the team. The building was an old Victorian property and there were quite a number of defects that came to light as building works proceeded.
One major problem for the builders was the parapet wall which was leaning. A great deal of work had to be done tie the wall back in “which was handled in a timely and efficient manner by Battersea Builders” said surveyor David Hynard. “Battersea Builders were very good at solving this issue which involved getting permission for emergency scaffolding to be used. Approval for this had to be gained from the Transport for London Office as the property is on a major bus route.”
The basement of the property was not in a suitable condition to take steel works so an additional foundation had to be put in place as well as the strengthening of an unstable back wall, all of which Battersea Builders dealt with promptly.
The existing gas, electricity and water pipes had to be upgraded but this was managed swiftly. Even though the property was on a TFL red route and no vehicles could stop outside, Battersea Builders always found solutions to ensure building works were completed within the contracted period.

Despite many obstacles the properties were completed on time and within the original budget even with additions requested by the client with a total value of £250k plus VAT. All stakeholders were very pleased with the final result – two very stylish apartments which were let to tenants immediately.
