There are numerous things you need to consider when planning a new room – from architectural and structural drawings through to building regulations and agreements – let your Battersea Builders team take the strain and safely guide you through the complete process.
We can work with your own architect to draw and design the property you dream about – or you may choose to work with one of our own.
Should you choose one of our highly skilled RIBA registered architects, we will arrange for them to meet you at your property so they can discuss your ideas in detail and ensure the new property maximizes the space you have available and meets your requirements exactly. They will then set about drawing the designs and plans for your new property, ready for your seal of approval.
Once you are entirely happy with the drawings, your architect will apply for planning permission with the local authority on your behalf, liaising with the Planning Department and answering any queries with your applications immediately.
Planning permissions are a legal requirement of property owners when making changes to their property and can be quite a lengthy process of up to eight weeks. Our architects are experts, however, at handling applications, and they will be able to advise you if your project requires a Full Planning Application or not.
When approval has been granted, we will start preparing for the build phase – organising all the necessary documentation and materials.
Building and structural regulations
As well as planning permissions with the local authority, any new building work requires Building Regulations approval to make sure the work has been done to the current building standards.
We can organise a professional surveyor to assess the building regulations which need to be covered including the foundations and structure, insulation and ventilation, energy efficiency, drainage, electrics and fire safety.
Party Wall agreements
If your property involves building or excavating on the boundary with a neighboring property, you may be affected by the Party Wall Act 1996. This means that you must notify your neighbours about your intended works, and you need to have their consent before the work is carried out.
This can sometimes be a challenging process; however, our surveyors can help you. They can advise you about the best way to try and gain your neighbours consent and help you to avoid paying for a Party Wall surveyor by providing you with all the documentation you need.
Agreements with Thames Water Utilities
Thames Water Utilities is responsible for maintaining the public sewers in London. Some of these sewers are located within the boundaries of residential properties which means any building works which are either over or within three metres of one of these sewers, requires the agreement of Thames Water.
If you have to submit a Full Planning Application for your project, your local authority has a responsibility to consult Thames Water on your behalf – however you might like to apply for the agreement yourself as it can speed up the process of a Full Planning Application – and we will show you how!
